If I get a job transfer, can I break the lease?

If you vacate prior to the expiration of the lease you will remain rent responsible through the end of your lease expiration or until the day before a new resident moves in (whichever occurs first).

Do you accept leases for shorter terms?

Short-term leases are subject to availability.

What is the application process and what are the qualifications?

Each person 18 years of age or older must complete an individual Application to Rent and must sign the Application to Rent and Availability Statement. Proof of combined gross monthly income must meet or exceed 3 times the monthly rent (including all monthly fees). Upon receipt of the aforementioned information Credit Verification and Criminal Background will be submitted for processing and review.

How much is the application fee?

The application fee is $31 per person that is 18 years old or older.

What are the costs to move in?

We collect a security deposit and the pro-rated rent at the time of signing the lease. Deposits vary by apartment size. Please contact a Leasing Specialist for current rates.

When can I move in?

Any time after the application is approved and your apartment is ready. You can reserve an apartment by making a holding deposit. The holding deposit is credited towards your security deposit when you move in.

Can I prorate if I need to move in during the middle of the month?

If you move in between the 1st and the 20th, we will prorate that month's rent. If you move-in after the 20th of the month you will be responsible for the prorated rent for the balance of the current month and the full months rent for the month to follow.

Is my security deposit refundable?

Yes, your security deposit is refundable, upon move-out, minus any damages, cleaning charges, and/or balances due to the community.

Will you accept electronic payments from my bank?

Yes, we accept automatic checks from banks.

Can I pay rent on-line?

Yes, online rent payment is available at our online payment site and through our Resident Services online rent payment page.

Is there a place where I can pay my rent after office hours?

There is an after hours rent drop box located at the rear entrance of the Management Office, for your convenience.

When is my rent payment due?

Rent payments are due on the 1st day of each month.

What day of the month am I liable for a late fee?

Late fees will be assessed after 11:59 p.m. on the 3rd day of the month.

Do you allow satellite dish antennas?

Yes, however the satellite dish must be freestanding and may not be attached to the building and/or the railing.  Limit of one dish per apartment home.  Additional deposit and renter’s insurance are required prior to installation.

Do you have reserved parking?

Yes.  Each apartment home is assigned a minimum of one pre-designated parking space and a maximum of two pre-designated parking spaces. Additional spaces are not available for rent.

There is a person who might be staying with me for a while. Are they permitted by the lease?

Short-term guests (less than 3 days) are always welcome. For more than 3 days, guests are considered to be roommates and must complete and submit a rental application form to a Leasing Associate prior to moving in.

My children live with me in the summer. Do I need to notify your office when they arrive?

Yes. All residents and/or occupants need to be registered with the property.

How much notice do I need to give when I am ready to move out?

When considering moving, you are required to submit a written 30-day written notice to the leasing office.

After I move out, how long until I see my deposit returned?

All security deposit refunds will be received within 21 days, when applicable.

Will you accept my delivery packages for me?

Yes. They can be picked-up at the Leasing Office during business hours.

Do you offer a referral incentive if I refer a friend?

We do offer a resident referral bonus for referring friends that lease with us.

Someone is parking in my reserved spot. What do I do?

If someone is parked in your assigned parking space during non-business hours please contact our Courtesy Patrol, Security Specialists Patrol at (877) 227-2876.  Please have a copy of your current executed Lease Agreement available in order to have the vehicle in violation removed.

If something needs to be repaired in my apartment, how do I report it?

All work orders need to be reported to our 24 hour toll-free maintenance hotline at

Does management carry renter’s insurance for residents?

No.  All residents are required to provide proof of and maintain a minimum of $50,000.00 in Liability Insurance Coverage.  In addition, it is strongly recommended that personal property coverage is obtained, as well.
